We’re moving . . .

Art deco modernist house for sale

As we near completion of our nautical themed house in the Surrey countryside, we are selling our current Art Deco themed modernist house in Warlingham, Surrey, CR6 9BH.

As many of my clients who have visited us in the past have shown an interest in this house, I’m mentioning it here in case it’s of interest.

It will shortly be advertised with an estate agent but if you have any interest then email me directly.

The house is situated less than a 5 minute walk from Upper Warlingham station which is the final station inside London zone 6. It is on the line to Victoria Station and London Bridge with trains taking 35 minutes so ideal for commuting into London. Whyteleafe station is also within another couple of minutes walk with trains to London Bridge.

Junction 6 of the M25 is less than 10 minutes by car and Gatwick Airport can be reached in under 30 minutes.

The house was designed by our good friend and architect Jeff Haskins. It is a unique upside down, south facing, custom built house with 5 bedrooms over 2,200sq foot and 3 floors built in 2012. Underfloor heating throughout, integral hoover system with top quality porcelain tiles and engineered wood throughout the house and bathrooms are from Porcelanosa. Three bathrooms plus a ground floor cloakroom.  Double glazed aluminium windows throughout and off street parking for up to 5 cars.

The house is approached to the front door via a bridge under a curved deco canopy. The front door flanked on either side with tinted glass bricks and over the canopy is an upstand encasing a concrete Art Deco plaque after Marcel Bouraine.

Access is to the top floor, walk into the spacious and well lit hallway and you will find 3 family bedrooms and a utility room all with engineered wooden flooring. There is also a family shower room which has grey slate tiles to the floor and white and red tiling on the walls. A solid oak staircase with a wrought iron Art Deco scrolled balcony railings overlook the first landing.

One of the bedrooms has two double fitted wardrobes and the utility also has a double fitted wardrobe/drying/storage cupboard. Currently one the top floor bedrooms is being use as an office.

The middle floor has 2 further bedrooms with en suites.

The Large master suite (above) spans the width of the house and contains a large bathroom and two double fitted wardrobes. The bathroom repeats the curved entrance theme to the top floor with a raised platform and a modern pod bath, large walk in shower and a double vanity sink.

The smaller en-suite in green glass tiles also has a shower cubicle and single sink.

The lower floor is an open plan kitchen, dining room and living area with a small cloakroom toilet. The whole of the south facing wall is fitted with bifolding doors which open up onto a paved patio area. There is a concealed cupboard under the stairs. For maximum use of the south facing aspect, five velux opening windows are situated above the lounge and dining area.

There are tv access points throughout the property including two in the living room and one in each bedroom. Currently internet access is with Virginmedia and speeds are in excess of 100mb making it an ideal property for home working.

Additional heat is provided by a wall mounted Smeg living flame gas fire.

Certain rooms have been specified with additional lighting including some wall lights and numerous ceiling pendants in addition to the standard ceiling mounted spot lights.

We are also happy to say that additional insulation was specified in the original build and as a consequence we do, even in winter, find it necessary on a sunny day to open some windows as the top two floors especially become too warm with full sun. There are trickle vents on all windows.

The Kitchen: a bespoke Art Deco Modernist themed kitchen designed and built by Steve Adams Kitchens.

The central island measures 12 feet long with an integrated green glass breakfast bar and bar stalls to one end. The cupboards are made of high gloss parapan in pistachio green and black with contrasting zebrano wood detailing. Central prep sink to the island waste disposal and extractor and neon lit cloud detail above. Wall units also lit with neon lighting above. All Worktops are made from rare Namib marble with green and black striations and gold flecks. Appliances by Siemens with two electric ovens and a combination microwave. The hob is a 5 ring induction hob, integral full height fridge and separate full height freezer. A Quooker boiling tap and a separate filtered water option to the main tap.

There are two areas of display shelving, one over the sink and one to the far end of the kitchen. Extensive cupboard space with curved parapan doors and adjacent to the dining room area.

The property is situated in a large L shaped plot of approximately half an acre with several levels and an unkept wooded area to the bottom. From the top floor there are views across the valley to Kenley aerodrome with its glider school.

There are three garden sheds, one with power and light and a purpose built fish pond with a working pump, filter and UV lamp. A good selection of domestic trees and some palms in the upper garden to give the Floridian feel, also provides shade in the hot weather.

The property has a large garden with an additional potential building plot to the bottom stpp. Extra wide gated side steps lead to the road level. Garden laid to lawn with sloping and tiered levels.

There is a monitored wireless alarm system installed with speech dialler and a three camera cctv system. The 10 year house builders warranty unfortunately has run out, but we are happy to say that it was never needed.

All tiles, engineered wood flooring and bathroom accessories are from Porcelanosa. Sanitary ware is by Villeroy and Boch. Additionally satellite tv via Freesat is provided for free TV along with the option for cable TV already installed.

This house has been a wonderful place for us to live for the last 12 years. Living on the far edge of a great city but also on the border of the Surrey – Kent countryside. The best of both worlds!

Email me for more pictures and information if interested.
